With New Housing Developments in the Works, Now Is a Great Time To Buy a Home in Silverthorne

Now is a great time to begin house hunting for those looking to buy a home in Summit County. For the past few years, new market-rate housing units have been springing up all across Silverthorne, with more on the way. Thanks to the town’s ever-growing popularity, there are quite a number of new housing projects in the works – a trend that has been steadily growing for the past few years.

Silverthorne planning manager Lisa Lesmes recently told the Summit Daily News that the Silverthorne housing market is producing more market-rate developments as the town pushes for more affordable housing for local workers.

“It’s just really exciting to see all the interest in Silverthorne and the town really transform,” Lesmes told The Summit Daily. “I would love it if we could see more workforce housing developments.”

Some of those projects include the Smith Ranch workforce housing development and the Summit Sky Ranch Community, which is over halfway complete. Summit Sky Ranch will consist of 240 single-family residences and is slated to finish by the summer of 2023. Closer to town sits the Eagles Nest subdivision, which is still under construction, but already has some lots available for purchase.

The town council recently approved a proposal for 18 townhomes in a new development called Fish Hawk Landing. Fish Hawk Landing will be beautifully situated between North Pond Park and Trent Park and in close proximity to the elementary school. On their website, the development is described as “contemporary mountain modern living within walking distance to downtown Silverthorne.” It also mentions Gore Range views paired with a spectacular layout and high-end finishes.

In the same area of town, Angler Mountain Vistas property is proposed to add 17 market-rate, single-family townhomes to fill a vacant lot, which is awaiting final approval. The property will likely begin breaking ground in early fall upon final approval.

Next up is the Smith Ranch Neighborhood, one of Summit County’s newest neighborhoods, which will feature a mix of homes of various sizes and price points, according to their website. This development will comprise 214 deed-restricted units of different sizes, in addition to 187 already existing units. Most exciting are the plans for an adjacent neighborhood which will be known as Smith Ranch Commercial, offering commercial options including a grocery store and additional housing units.

More condo developments on Highway 9 include the River West Condos and the Blue River Flats, both of which are completely sold out. However, Lesmes said that the developers of those projects are considering building new condo complexes, which would be named Apres Shores and Blue River Flats Phase 2.

On Sixth Street and Center Circle, there are also plans for units to be built near Town Hall in a division called Summit Blue. Summit Blue is a new development that will contain 19 condos and 16 single-family homes. In March council gave its final approval. This neighborhood will sit adjacent to Sauce on the Blue – an ideal location for lovers of fine dining!

Among potential new developments is another market-rate housing community which, if approved, will be constructed on the former site of the Green Village of the outlets. Lesmes said it might even include a restaurant or small commercial component if plans are to move forward.

Finally, Fourth Street Crossing, “an innovative new development aiming to revitalize Silverthorne’s downtown,” will include 33 new townhomes between 3rd and 4th street. This will be an exciting new community for both residents and visitors to enjoy year-round!

Town Manager Ryan Hyland expressed his excitement for the upcoming housing projects in The Summit Daily, saying that he is invested in making sure Silverthorne “has the community feel that you get” when the locals who work in the community live in and are a part of the community.
